ORA Land Unveils BluBay Luxury Plots in Karjat Development.

Date:

ORA Land has unveiled BluBay, a 60-acre luxury plotted development in Karjat, Maharashtra, aimed at buyers interested in second homes, villa plots, and lifestyle-focused investments within the growing Mumbai Metropolitan Region. This launch aligns with the rapid infrastructure development happening across the Mumbai 3.0 corridor, which includes significant projects like the Mumbai Trans Harbour Link, Navi Mumbai International Airport, Panvel-Karjat Rail Corridor, and the expansion of the Navi Mumbai Metro. These projects are set to enhance connectivity between Mumbai and emerging areas throughout the region.

Karjat has become increasingly popular among second-home buyers and investors due to its proximity to Mumbai, natural beauty, and relatively lower entry costs compared to more established property markets in Mumbai. BluBay is designed to feature 325 premium villa plots, a 35,000-square-foot clubhouse, over 60 lifestyle amenities, and a 60,000-square-foot lagoon. The development emphasizes ORA Group’s “#T60Life” concept, highlighting its appeal as a lifestyle destination located roughly 60 minutes from Mumbai.

The company is especially targeting Non-Resident Indians (NRIs) in the Gulf Cooperation Council (GCC) countries, where Indian real estate continues to be a significant investment option. ORA Land notes that buyers are increasingly seeking developments that offer a blend of potential long-term property value and amenities focused on recreation, wellness, and nature. Unnati Varma, Director of ORA Land by ORA Group, pointed out that evolving infrastructure in the Mumbai region is shaping how NRIs assess property opportunities, with heightened interest in emerging locations that provide both connectivity and lifestyle advantages.

To promote the BluBay project, ORA Land has partnered with Indian cricketer Suryakumar Yadav, who serves as the brand ambassador for their #T60Life campaign. The campaign highlights themes of wellness, balance, and lifestyle, reinforcing the development’s appeal. ORA Land anticipates that Karjat’s strategic position within the developing Mumbai 3.0 corridor will enhance its attractiveness to buyers seeking residential and second-home options outside the traditional Mumbai locales.
